Commercial Property Finance Without Interest
Conventional commercial mortgages charge interest, which is prohibited under Islamic law. Sharia-compliant finance reaches the same outcome, owning your premises, through a different structure built on real assets, shared risk and transparency rather than lending money at interest.
Instead of borrowing and paying interest, the finance provider takes a genuine stake in the property. You then either buy that stake back over time, or pay rent and instalments until ownership passes fully to you. The provider makes a clear, agreed profit or rent, not interest on a loan.
Who this suits: Muslim business owners and investors who want to stay true to their faith, organisations whose stakeholders require Sharia compliance, and any business, Muslim or not, that prefers ethical, asset-backed, transparent finance.
- No interest (riba) at any stage of the agreement
- Structured around a real asset, your commercial property
- Approved by recognised Sharia scholars and boards
- Regulated by the FCA, with the same consumer protections
- Available for purchase, refinance and investment property
The Three Sharia-Compliant Structures
Cost-Plus Purchase
The provider buys the property, then sells it to you at an agreed higher price that includes their profit. You pay that fixed total in instalments. The profit is known and fixed from day one, so there are no surprises and no interest.
Lease to Own
The provider buys the property and leases it to you. Your monthly payments cover rent for using it plus a contribution toward ownership. When the payments are complete, ownership transfers fully to you.
Diminishing Partnership
You and the provider co-own the property from the start. You gradually buy the provider's share while paying rent on the portion you do not yet own. As your share grows, the rent falls, until you own it outright.
How the Process Works
Westminster Finance arranges commercial mortgages across the full range of commercial property types in Greater Manchester and the North West. Below are the most common categories we work with.

Structure & Approve
Your finance is arranged through Murabaha, Ijara or Musharaka, approved by the lender's Sharia board.
Complete & Own
Legals complete and you take on your premises, with a clear path to full ownership, entirely interest-free.
What to know before you apply. Sharia-compliant commercial finance typically starts from around £250,000 and can take four to twelve weeks depending on complexity. Some structures can trigger stamp duty land tax more than once, though reliefs designed for Islamic finance often apply. As Manchester-based brokers who arrange both conventional and Sharia-compliant commercial finance, we will tell you honestly which route fits your situation, and flag the tax and legal points early so there are no surprises.
Sharia-Compliant Finance FAQs
Yes. No interest (riba) is charged at any stage. Instead, the provider earns a clear, agreed profit or rent through owning a stake in the property, structured as Murabaha, Ijara or Musharaka. The cost is transparent and known in advance, which many businesses prefer to a variable interest rate.
Murabaha is a cost-plus purchase where the provider buys and resells the property to you at a fixed marked-up price. Ijara is a lease-to-own arrangement where you pay rent plus contributions until ownership transfers. Musharaka is a diminishing co-ownership partnership where you gradually buy out the provider's share. We match the right structure to your goals.
No. While these products are designed to meet Islamic principles, anyone can use them. Many non-Muslim businesses choose Sharia-compliant finance because it is ethical, asset-backed, transparent, and built on shared risk rather than interest.
Sharia-compliant commercial property finance typically starts from around £250,000 and scales into the millions. Timelines usually run from four to twelve weeks depending on the property, the structure, and due diligence. We work to keep the process as fast and smooth as possible.
Because the provider buys the property as part of the structure, stamp duty land tax can in some cases apply more than once. However, the UK has specific reliefs for Islamic finance that are designed to prevent this double charge. We flag the tax position early and work with your solicitor to make sure reliefs are applied correctly.
Yes. Sharia-compliant property finance in the UK is regulated by the Financial Conduct Authority, giving you the same consumer protections as any other regulated finance product. The Islamic structure is certified by the provider's Sharia scholars, and the regulation is identical to conventional finance.
